Detailed review · 822 Acalanes Rd

What the model represents.

Sources and version basis

Two dimensioned floor plans control the horizontal layout. Two supplied site-plan exports have matching extracted text and no substantive visible design change; their filenames do not establish approval. A separate perspective is unscaled and supplies visual character only. The certified survey describes existing conditions, not proposed grading.

The floor plans establish the home layout; missing dimensions are estimated and identified as assumptions. The floor-plan title blocks use 822; the user confirmed those plans as the reference for the project presented here at 822 Acalanes Rd, Lafayette, CA 94549. Original source files and identifying title blocks are retained only in the internal project bundle.

Dimensional basis

First-floor drawing label: 2,682 sq ft. Second-floor label: 1,548 sq ft. Garage label: 507 sq ft. A site placeholder is separately labeled 3,000 sq ft. These are unresolved source labels, not a verified marketing total.

Editable plan polygons trace the irregular building outline, two-car garage, decks and upper platforms. Model units are feet. Trace calibration uses 12.5 pixels per foot against the reviewed floor-plan render. Written source dimensions control over the mesh.

Assumptions

Garage slab: local 0. First floor: +4 ft. Second floor: +14.5 ft. Great-room roof: +17.5 ft. Upper roof: +26.5 ft. These elevations are assumed and use a local origin. No geographic coordinates are included.

The supplied facade renderings guide the broad canopy, stone tower, covered balcony and larger glazing. Selected opening widths depart from floor-plan traces and are rendering-led assumptions. Window and door heights, upper-volume interpretation, roof heights and thicknesses, railings, material products, foundations, retaining-wall construction and planting remain conceptual. Plan positions guide openings; no opening schedule or building section was supplied.

Terrain and arrival

The parcel boundary and selected 10-foot contours are manually traced from the certified survey and interpolated. The traced area is approximately 42,167 sq ft versus the source label of 42,096 sq ft (0.17% difference). The earlier site-plan placeholder is aligned using common boundary landmarks; the later home footprint and garage datum remain approximate. Existing-terrain mode hides the home and assumed local grading. The older route conflicts with the later floor-plan deck; the final approach is an assumed reroute around that deck. The front entry interprets the supplied rendering with a left arrival landing, lateral stepped approach, broad door landing and low continuous planted retaining edge. Dimensions and grading remain assumptions. The side access follows the supplied rendering: a court-level path leads to stairs recessed behind the left-front corner. Stair position and split corridor levels remain assumptions. The site design still needs civil reconciliation. No verified grades, cut/fill quantities or driveway compliance are asserted.

Plan notes describe retaining-wall maximum heights of 4 and 6 feet. This presentation does not establish engineering feasibility. Existing trees are not individually reconstructed. Photo-informed woodland is shown at approximate positions and can be hidden with Woodland context. These illustrative trees do not establish a retention or removal plan. The front planting, ornamental tree and broad-leaf forms interpret the supplied renderings; they do not establish an approved landscape plan or species.

Excluded claims

An optional aerial extracted from the supplied site sheet is approximately aligned to the lot. Capture date is unspecified; source credits are displayed. No protected views, existing off-scope amenities, approved subdivision rights, new parcel numbers or verified total home area are claimed. The source perspective is conceptual and is not a photograph of a completed home.

Privacy limits

This address-visible website omits identifying source title blocks, owner names, parcel identifiers, original PDFs and geographic coordinates. A separate white-label version also omits the address. Geometry and site shape can still reveal a location. White-label sharing does not guarantee anonymity.
